One Off House – Kilbrittain, County Cork

Project Background

The clients approached us to built a contemporary new build house on a site in Kilbrittain, West Cork. They wanted a contemporary home but with some traditional and salvaged materials to give the house some interesting features, which would sit comfortably alongside the contemporary design. The result is an exquisite 2700sq ft 5 bedroom, 3 bathroom house.

Design Process

We transferred the 2D plans and elevations the client gave us into 3D computer drawings. The 3D drawings allowed the clients to see the exact dimensions of each room and once they had studied them, with the help of the engineer they made the decision to reduce the size of the hall so as to increase the kitchen/family room downstairs and the master suite on the first floor and to switch the location of the stairs alongside some other minor internal changes.

The design of the house was very contemporary but the client also liked the idea of using some more traditional materials. We suggested options such as a quarry picked feature walls in the main hallway and on the first floor landing. A reclaimed brick fireplace in the kitchen/dining and family room and feature reclaimed beams and painted timber paneling.

Materials Used

This new build house is of timber frame construction and is insulated to A rated standards with air tightness, and Intello airtight membrane to control the air circulation. The heating system is a solid fuel stove with a back boiler backed up by oil fired central heating with a condenser boiler. The windows are Rationel timber windows, double-glazed argon filed sitting on granite windowsills.The client is very happy with their finished home and has informed us that their heating cost are well below average.

We also provided landscaping services building outdoor decking, footpaths and site leveling. We fitted the flooring, tiled, painted and decorated. Kitchen was sourced and installed by the client and the kitchen island sourced by us from Linehan’s Design.
